The median home price for single family homes sold in June 2024 in Las Vegas was $475,000 up from May when it was $473,000. Comparing to June of last year, this number is up from the median home price of $440,990. 

There were 2,093 single family homes sold in June 2024, a decrease from the number of homes sold in May by 12.8% and down 8.7% from June 2023.  

There was 2 months of inventory available on the market to end the month of June, an increase from June2023 by 22.5%, and up from last month by 22%. 

In June, 71.6% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 70.9% in May and up from 65.5% in 2023.

The Las Vegas condo and townhome market saw no change in median price of units sold in June staying at $295,000. Comparing to June of last year (2023), this number is up from the median price of $275,000.

There were 605 condo and townhouse units sold in June, and to end the month, there were 1,367 units available, with 2.3 months of inventory available on the market. 

In June, 61.5% of all condos and townhomes sold in 30 days or less. This number is down from 64.9% in May and down from 65.9% in 2023.

The median home price for single family homes sold in May 2024 in Las Vegas was $473,000 up from April when it was $469,000. Comparing to May of last year, this number is up from the median home price of $442,120. 

There were 2,401 single family homes sold in May 2024, an increase from the number of homes sold in April by 2.7% and up 3.7% from May 2023.  

There was 1.9 months of inventory available on the market to end the month of May, an increase from May2023 by 2.4%, and up from last month by 8.4%. 

In May, 70.9% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 68.5% in April and up from 60.6% in 2023.

The Las Vegas condo and townhome market saw an increase in median price of units sold to $295,000 during May, up from $290,000 in April. Comparing to May of last year (2023), this number is up from the median price of $275,000.

There were 690 condo and townhouse units sold in May, and to end the month, there were 1,324 units available, with 1.9 months of inventory available on the market. 

In May, 64.9% of all condos and townhomes sold in 30 days or less. This number is down from 66.2% in April and up from 62.1% in 2023.

The median home price for single family homes sold in April 2024 in Las Vegas was $469,000 up from March when it was $465,000. Comparing to April of last year, this number is up from the median home price of $430,000. 

There were 2,339 single family homes sold in April 2024, an increase from the number of homes sold in March by 12.3% and up 19.2% from April 2023.  

There was 1.5 months of inventory available on the market to end the month of April, a decrease from April2023 by 22%, and down from last month by 6.9%.

In April, 68.5% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 62.5% in March and up from 53.6% in 2023.

The Las Vegas condo and townhome market saw an increase in median price of units sold to $290,000 during April, up from $282,500 in March. Comparing to April of last year (2023), this number is up from the median price of $270,000.

There were 621 condo and townhouse units sold in April, and to end the month, there were 1,248 units available, with 2 months of inventory available on the market. 

In April, 66.2% of all condos and townhomes sold in 30 days or less. This number is up from 56.3% in March and up from 58.1% in 2023.

The median home price for single family homes sold in March 2024 in Las Vegas was $465,000 up from February when it was $460,000. Comparing to February of last year, this number is up from the median home price of $425,000. 

There were 2,082 single family homes sold in March 2024, an increase from the number of homes sold in February by 9.8% but down 11.8% from March 2023.

There was 1.6 months of inventory available on the market to end the month of March, a decrease from March2023 by 10.2%, and down from last month by 12.8%.

In March, 62.5% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 56.1% in February and up from 49.6% in 2023.

The average days on market for single family homes in the Greater Las Vegas Area during February was 37 days, down from 38.5 in February.

The Las Vegas condo and townhome market saw a slight decrease in median price of units sold to $282,500 during March, down from $283,000 in February. Comparing to March of last year (2023), this number is up from the median price of $260,000.

There were 590 condo and townhouse units sold in March, and to end the month, there were 1,179 units available, with 2 months of inventory available on the market. 

In March, 56.3% of all condos and townhomes sold in 30 days or less. This number remains roughly the same from February (56%) and up from 54.6% last year. 

The average days on market for condo and townhouse units in the Greater Las Vegas Area during March was approximately 34.5 days, down slightly from 35.5 in February.

The median home price for single family homes sold in February 2024 in Las Vegas was $460,000 up from January when it was $445,000. Comparing to February of last year, this number is up from the median home price of $424,995. 

There were 1,896 single family homes sold in February 2024, an increase from the number of homes sold in January by 28.2% and up 10% from February 2023. 

There was 1.8 months of inventory available on the market to end the month of February, a decrease from February 2023 by 32.4%, and down from last month by 23.8%.

In February, 56% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 52.5% in January and up from 41% in 2023. 

The average days on market for single family homes in the Greater Las Vegas Area during February was 38.5 days, down from 40 the previous months.

The Las Vegas condo and townhome market saw an increase in median price of units sold to $283,000 during February, up from January when the median price was $275,000. Comparing to February of last year (2023), this number is up from the median price of $255,000.

There were 530 condo and townhouse units sold in February, and to end the month, there were 1,160 units available, with 2.2 months of inventory available on the market. 

In February, 56% of all condos and townhomes sold in 30 days or less. This number is about even from January (55.9%) and up from 49.3% last year.  

The average days on market for condo and townhouse units in the Greater Las Vegas Area during Februarywas approximately 35.5 days, remaining about the same from 36 the previous months.

The median home price for single family homes sold in January 2024 in Las Vegas was $445,000 down from December when it was $449,900. Comparing to January of last year, this number is up from the median home price of $425,000.  

There were 1,479 single family homes sold in January 2024, a decrease from the number of homes sold in December by 2.6% but up 11.6% from January 2023.  

There was 2.4 months of inventory available on the market to end the month of January, a decrease from January 2023 by 41.6%, and down from last month by 3.2%.

In January, 52.5% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 57.6% in December but up from 38.5% in 2023. 

The average days on market for single family homes in the Greater Las Vegas Area during January was 40 days, remaining the same from the previous month.

The Las Vegas condo and townhome market saw an increase in median price of units sold to $275,000 during January, up from December when the median price was $270,000. Comparing to January of last year (2023), this number is up from the median price of $255,000.

There were 476 condo and townhouse units sold in January, and to end the month, there were 1,136 units available, with 2.4 months of inventory available on the market. 

In January, 55.9% of all condos and townhomes sold in 30 days or less. This number is down from 59.4% in December and up from 43% last year.  

The average days on market for condo and townhouse units in the Greater Las Vegas Area during January was approximately 36 days, remaining the same from the previous month.

The median home price for single family homes sold in December 2023 in Las Vegas remained about even, dipping slightly to $449,900 from November when it was $450,000. Comparing to December of last year, this number is up from the median home price of $425,000. 

There were 1,518 single family homes sold in December 2023, an increase from the number of homes sold in November by 5.8% and down 1% from December 2022. 

There was 2.5 months of inventory available on the market to end the month of December, a decrease from December 2022 by 38.7%, and down from last month by 18.2%.

In December, 57.6% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 65.5% in November but up from 40.8% last year. 

The average days on market for single family homes in the Greater Las Vegas Area during December was 40 days, remaining about the same from the previous 3 months when it was approximately 42.

The Las Vegas condo and townhome market saw a decrease in median price of units sold to $270,000 during December, down from November when the median price was $275,000. Comparing to December of last year (2022), this number is up from the median price of $246,950.

There were 463 condo and townhouse units sold in December, and to end the month, there were 1,133 units available, with 2.4 months of inventory available on the market. 

In December, 59.4% of all condos and townhomes sold in 30 days or less. This number is down from 67.1% in November and up from 41.8% last year. 

The average days on market for condo and townhouse units in the Greater Las Vegas Area during December was approximately 36 days, remaining about the same from the previous 3 months.

The median home price for single family homes sold in November 2023 in Las Vegas remained about even, rising slightly to $450,000 from October when it was $449,000. Comparing to November of last year, this number is up from the median home price of $430,990. 

There were 1,435 single family homes sold in November 2023, a decrease from the number of homes sold in October by 15.5% and down 5.7% from November 2022.  

There was 3 months of inventory available on the market to end the month of November, a decrease from November 2022 by 37.2%, however up from last month by 22.3%. 

In November, 65.5% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 67.2% in October but up from 47% last year. 

The average days on market for single family homes in the Greater Las Vegas Area during November was 41 days, remaining about the same from the previous 3 months when it was approximately 42.

The Las Vegas condo and townhome market in November 2023 in Las Vegas remained about even, decreasing slightly to $275,000 from October when it was $275,500. Comparing to November of last year, this number is up from the median price of $260,000.  

There were 459 condo and townhouse units sold in November, and to end the month, there were 1,261 units available, with 2.7 months of inventory available on the market. 

In November, 67% of all condos and townhomes sold in 30 days or less. This number is up from 66.2% in October and up from 49.1% last year.  

The average days on market for condo and townhouse units in the Greater Las Vegas Area during November was approximately 38 days, remaining about the same from the previous 3 months.

The median home price for single family homes sold in October 2023 in Las Vegas dipped slightly to $449,000 from September when it was $450,000. Comparing to October of last year, this number is up from the median home price of $440,000. 

There were 1,699 single family homes sold in October 2023, a decrease from the number of homes sold in September by 6.7% and down 1.5% from October 2022.  

There was 2.5 months of inventory available on the market to end the month of October, a decrease from October 2022 by 45.9%, however up from last month by 11.1%. 

In October, 67.2% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 68% in September but up from 53.7% last year. 

The average days on market for single family homes in the Greater Las Vegas Area during October was 42 days, remaining about the same from the previous 3 months.

The Las Vegas condo and townhome market saw an increase in median price of units sold to $275,500 during October, up from September when the median price was $270,000. Comparing to October of last year (2022), this number is up from the median price of $266,000. 

There were 474 condo and townhouse units sold in October, and to end the month, there were 1,195 units available, with 2.5 months of inventory available on the market. 

In October, 66.2% of all condos and townhomes sold in 30 days or less. This number is down from 72% in September but up from 54.7% last year.  

The average days on market for condo and townhouse units in the Greater Las Vegas Area during October was approximately 39 days, remaining about the same from the previous 3 months.

The median home price for single family homes sold in September 2023 in Las Vegas increased to $450,000 up from August when it was $447,435. Comparing to September of last year, this number is the same when the median home price was also $450,000. 

There were 1,821 single family homes sold in September 2023, a decrease from the number of homes sold in August by 9.4% and down 10.3% from September 2022.

There was 2.2 months of inventory available on the market to end the month of September, a decrease from September 2022 by 44.2%, however up from last month by 15.6%.

In September, 68% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 69.8% in August but up from 56.8% last year.

The average days on market for single family homes in the Greater Las Vegas Area during September was 43 days, remaining about the same from August and July.

The Las Vegas condo and townhome market saw a decrease in median price of units sold to $270,000 during September, down from August when the median price was $287,000. Comparing to September of last year (2022), this number is the same when the median price was also $270,000. 

There were 553 condo and townhouse units sold in September, and to end the month, there were 1,035 units available, with 1.9 months of inventory available on the market. 

In September, 72% of all condos and townhomes sold in 30 days or less. This number is down from 73% in August but up from 64.5% last year. 

The average days on market for condo and townhouse units in the Greater Las Vegas Area during August was approximately 39 days, remaining about the same from August and July.

The median home price for single family homes sold in August 2023 in Las Vegas decreased to $447,435, down from July when it was $450,000. Comparing to August of last year, this number is down 0.6% when the median home price was $450,000. 

There were 2,009 single family homes sold in August 2023, a decrease from the number of homes sold in July by 1.6% and down 0.3% from August 2022.  

There was 1.9 months of inventory available on the market to end the month of August, a decrease from August 2022 by 51.6%, however up from last month by 11.9%.

In August, 69.8% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 68.7% in July but down from 71.7% last year. 

The average days on market for single family homes in the Greater Las Vegas Area during August was approximately 43 days, remaining about the same from July when the average days on market was approximately 42.

The Las Vegas condo and townhome market saw an increase in median price of units sold to $287,000 during August, up from July when the median price was $273,500. Comparing to August of last year (2022), this number is up approximately 8.3% when the median price was $264,900. 

There were 640 condo and townhouse units sold in August, and to end the month, there were 978 units available, with 1.5 months of inventory available on the market.  

In August, 73% of all condos and townhomes sold in 30 days or less. This number is up from 70.2% in July but down from 75.3% last year.

The median home price for single family homes sold in July 2023 in Las Vegas increased to $450,000 up from June when it was $440,990. Comparing to July of last year, this number is down 3.2% when the median home price was $465,000.  

There were 2,041 single family homes sold in July 2023, a decrease from the number of homes sold in June by 11% and down 1.2% from July 2022.  

There was 1.7 months of inventory available on the market to end the month of July, a decrease from July 2022 by 51.3%, however up from last month by 7.6%.

In July, 68.7% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 65.5% in June but down from 83.6% from last year.  

The average days on market for single family homes in the Greater Las Vegas Area during July was approximately 42 days, remaining about the same from June when the average days on market was approximately 41.

The Las Vegas condo and townhome market saw a slight decrease in median price of units sold during July to $273,500, down from both May and June when the median price was $275,000. Comparing to July of last year (2022), this number is up approximately 0.6% when the median price was $271,800. 

There were 610 condo and townhouse units sold in July, and to end the month, there were 871 units available, with 1.4 months of inventory available on the market. 

In July, 70.2% of all condos and townhomes sold in 30 days or less. This number is up from 65.9% in June but down from 83% last year.  

The average days on market for condo and townhouse units in the Greater Las Vegas Area during July was approximately 39 days, remaining about the same from June when the average days on market was approximately 38.

The median home price for single family homes sold in June 2023 in Las Vegas decreased slightly to $440,990, down up from May when it was $442,120. Comparing to June of last year, this number is down 8.1% when the median home price was $480,000. 

There were 2,293 single family homes sold in June 2023, a slight decrease from the number of homes sold in May by 1% and down 14.1% from June 2022. 

There was 1.6 months of inventory available on the market to end the month of June, a decrease from June 2022 by 25.5%, however up from last month by 2%.

In June, 65.5% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 60.6% in May but down from 86.1% from last year.

The average days on market for single family homes in the Greater Las Vegas Area during June was approximately 41 days, an increase from May when the average days on market was approximately 38.

The Las Vegas condo and townhome market saw no change in median price of units sold during June, remaining at $275,000 from May. Comparing to June of last year (2022), this number is down approximately 1.8% when the median price was $280,000.

There were 646 condo and townhouse units sold in June, and to end the month, there were 930 units available, with 1.4 months of inventory available on the market.

In June, 65.9% of all condos and townhomes sold in 30 days or less. This number is up from 62.1% in May but down from 89.1% last year. 

The average days on market for condo and townhouse units in the Greater Las Vegas Area during June was approximately 38 days, an increase from May when the average days on market was approximately 35.

There were 2,316 single family homes sold in May 2023, an increase from the number of homes sold in April by 18% and down 20.3% from May 2022.  

There was 1.6 months of inventory available on the market to end the month of May, an increase from May 2022 by 28.2%, however down from last month by 17.4%.

In May, 60.6% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 53.6% in April but down from 88.6% from last year. 

The average days on market for single family homes in the Greater Las Vegas Area during May was approximately 38 days, an increase from April when the average days on market was approximately 35.

The Las Vegas condo and townhome market saw an increase in median price of units sold during May, rising to $275,000 from $270,000 last month. Comparing to May of last year (2022), this number is down approximately 3.5% when the median price was $285,000. 

There were 684 condo and townhouse units sold in May, and to end the month, there were 925 units available, with 1.4 months of inventory available on the market. 

In May, 62.1% of all condos and townhomes sold in 30 days or less. This number is up from 58.1% in April but down from 93.1% last year.  

The average days on market for condo and townhouse units in the Greater Las Vegas Area during May was approximately 35 days, an increase from April when the average days on market was approximately 32.

There were 1,962 single family homes sold in April 2023, down from the number of homes sold in March by 16.9% and down 34.6% from April 2022.

There was 1.9 months of inventory available on the market to end the month of April, an increase from April 2022 by 134.2%, and up from last month by 7.2%.

In April, 53.6% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 49.6% in March but down from 87.2% from last year. 

The average days on market for single family homes in the Greater Las Vegas Area during April was approximately 35 days, an increase from March when the average days on market was approximately 31.

The Las Vegas condo and townhome market saw an increase in median price of units sold during April, climbing to $270,000 from $260,000 last month. Comparing to April of last year (2022), this number is down approximately 1.8% when the median price was $275,000. 

There were 535 condo and townhouse units sold in April, and to end the month, there were 964 units available, with 1.8 months of inventory available on the market.

In April, 58.1% of all condos and townhomes sold in 30 days or less. This number is up from 54.6% in March but down from 91.1% last year.

There were 2,361 single family homes sold in March 2023, up from the number of homes sold in February by 31.7% and down 27.8% from March 2022. 

There was 1.8 months of inventory available on the market to end the month of March, an increase from March 2022 by 190%, but down from last month by 34.4%.

In March, 49.6% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 41.1% in February and down from 82.8% from last year. 

The average days on market for single family homes in the Greater Las Vegas Area during March was approximately 31 days, an increase from February when the average days on market was approximately 28.

The Las Vegas condo and townhome market saw an increase in median price of units sold during March, climbing to $260,000 from $255,000 last month. Comparing to March of last year (2022), this number is down approximately 3.7% when the median price was $270,000. 

There were 601 condo and townhouse units sold in March, and to end the month, there were 1,103 units available, with 1.8 months of inventory available on the market.

In March, 54.6% of all condos and townhomes sold in 30 days or less. This number is up from 49.3% in February and down from 88.5% last year.

There were 1,722 single family homes sold in February 2023, up from the number of homes sold in January by 30% and down 31.5% from February 2022. 

There was 2.7 months of inventory available on the market to end the month of February, an increase from February 2022 by 291.2%, but down from last month by 34.1%.

In February, 41.1% of all single-family units sold in 30 days or less in Las Vegas. This number is up from 38.5% in January and down from 76.8% from last year.

The Las Vegas condo and townhome market median price of units sold remained the same from last month at $255,000. Comparing to February of last year (2022), this number is down approximately 1.9% when the median price was $260,000.

There were 450 condo and townhouse units sold in February, and to end the month, there were 1,155 units available, with 2.6 months of inventory available on the market.

In February, 49.3% of all condos and townhomes sold in 30 days or less. This number is up from 43% in January and down from 85.4% last year.

There were 1,325 single family homes sold in January 2023, down from the number of homes sold in December by 13.6% and down 48.3% from January of last year. 

There was 4.1 months of inventory available on the market to end the month of January, an increase from January 2021 by 478.5%, and up from last month by 1.6%.

In January, 38.5% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 40.8% in December and down from 71.3% from last year.

The Las Vegas condo and townhome market saw an increase in median price of units sold to start the new year, rising to $255,000 from $246,950 last month. Comparing to January of last year (2022), this number is up approximately 4.9% when the median price was $243,000.

There were 398 condo and townhouse units sold in January, and to end the month, there were 1,233 units available, with 3.1 months of inventory available on the market. 

In January, 43% of all condos and townhomes sold in 30 days or less. This number is up from 41.8% in December and down from 80% last year.

Las Vegas Real Estate Market Update – December 2022

The Las Vegas real estate market closed out the year with another decline in median home price for single family homes. Dropping to $425,000, home prices are down 1.4% from November and are back to the same median price from December of 2021.

There was less inventory available on the market compared to last month, as well as a slight increase in time on market, with less than half of the homes listed selling in 30 days or less.

This is likely due to interest rates and more people opting to sit on the sidelines waiting to see what happens in the new year. Buyers who are in the market still have more inventory to choose from than a year ago (175.9% more) and are able to negotiate with sellers on price and different options when it comes time to buy.

The median home price for single family homes sold in December 2022 in Las Vegas dropped to $425,000, down from last month when it was $430,990. Comparing to December of 2021 there is no change in the median home price as it was the same at $425,000.

There were 1,534 single family homes sold in December 2022, up slightly from the number of homes sold in November by 0.9% and down 51.7% from December of last year. 

There was 4.0 months of inventory available on the market to end the month of December, an increase from December 2021 by 471.6%, but down from November by 16.1%. 

In December, 40.8% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 47% in November and down from 75.1% from last year. 

The average days on market for single family homes in the Greater Las Vegas Area during December was approximately 24 days, a slight increase from November when the average days on market was approximately 23.

The Las Vegas condo and townhome market also saw a decrease in median price of units sold during December, dropping to $246,950 from $260,000 last month. Comparing to December of last year (2021), this number is up approximately 2% when the median price was $242,000. 

There were 392 condo and townhouse units sold in December, and to end the month, there were 1,390 units available, with 3.5 months of inventory available on the market. 

In December, 41.8% of all condos and townhomes sold in 30 days or less. This number is down from 49.1% in November and down from 79.7% last year. 

The average days on market for condo and townhouse units in the Greater Las Vegas Area during December was approximately 21 days, an increase from November when the average days on market was approximately 19.

Las Vegas Real Estate Market Update – November 2022

The real estate market in Las Vegas has changed in recent months. Home prices are declining, homes aren’t selling as quickly, and there are less buyers in the market waiting to see what happens. Buyers in the market have more options to choose from and negotiating leverage than they did in previous months and the past year. 

The median home price in Las Vegas has reached a 10-month low. Dropping to $430,990 in November, the median price of single-family homes sold is the lowest it has been in Las Vegas since December of last year when it was $425,000. 

In addition to a decline in median home price, there was a decrease in the total number of homes sold, and a slight increase in time on market with less than half of the homes sold selling in 30 days or less, which is down compared to previous months and year.

There was 4.8 months of inventory available on the market to end the month of November, an increase from November 2021 by 463.2%.

In November, 47% of all single-family units sold in 30 days or less in Las Vegas. This number is down slightly from 53.7% in October and down from 76.8% from last year. 

The average days on market for single family homes in the Greater Las Vegas Area during November was approximately 23 days, a slight increase from October when the average days on market was approximately 21.

Las Vegas Real Estate Market Update – October 2022

After two consecutive months of leveling out, the median home price for single family homes sold in Las Vegas dropped during October. Dropping to $440,000, the median price of single family homes sold is at a 9-month low in Las Vegas, and almost matches what the median price was to start the year in January when it was $435,000.

In addition to a decline in median home price, there was a decrease in the total number of homes sold, a decrease in inventory available and a slight increase in time on market.  

With home prices dropping and less buyers in the market, sellers are seeking professional guidance through the current market, and having to compete for eyeballs and price competitively. Buyers on the other hand have more options to choose from and negotiating leverage than they did in previous months and the past year.

The median home price for single family homes sold in October 2022 in Las Vegas dropped to $440,000, down from the previous two months when it was $450,000. Comparing to October of last year (2021), this number is up approximately 7.3% when the median home price was $410,000.

There were 1,724 single family homes sold in October 2022, down from the number of homes sold in September by 15.1% and down 44% from October of last year. 

There was 4.6 months of inventory available on the market to end the month of October, an increase from October 2021 by 329.3%.

In October, 53.7% of all single-family units sold in 30 days or less in Las Vegas. This number is down slightly from 56.8% in September. 

The average days on market for single family homes in the Greater Las Vegas Area during October was approximately 21 days, a slight increase from September when the average days on market was approximately 20.

The Las Vegas condo and townhome market also saw a decrease in median price of units sold during October, dropping to $266,000 from $270,000 last month. Comparing to October of last year (2021), this number is up approximately 12.7% when the median price was $236,000.

The median home price for single family homes in Las Vegas remained at $450,000 in September, which was the same for August. This month of no change ends the three-month streak where home prices declined in Las Vegas. In addition to no change in median home price, inventory available continues to rise and there was also a slight increase in the total number of homes sold during September.

The median home price for single family homes sold in September 2022 in Las Vegas stayed at $450,000, which was the price for August. Comparing to September of last year (2021), this number is up approximately 10.7% when the median home price was $406,500.

There were 2,030 single family homes sold in September 2022, up from the number of homes sold in August by 1.4% and down 36.7% from September of last year.

There was 4 months of inventory on the market to end the month of September, an increase from September 2021 by 270.7%.

In September, 56.8% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 71.7% in August. The average days on market for single family homes in Las Vegas during September was approximately 20 days, a slight increase from August when the average days on market was approximately 18.

The Las Vegas condo and townhome market saw an increase in median price of units sold during September, rising to $270,000 from $264,900 in August. Comparing to September of last year (2021), this number is up approximately 17.4% when the median price was $230,000. 

There were 524 condo and townhouse units sold in September, and to end the month, there were 1,849 units available, with 3.5 months of inventory on the market. 

In September, 64.5% of all condos and townhomes sold in 30 days or less. This number is down from 75.3% in August. The average days on market for condo and townhouse units in Las Vegas during September was approximately 17 days, a slight decrease from August when the average days on market was approximately 18.

Las Vegas Real Estate Market Update – August 2022

August marked the third consecutive month in a row that the median home price in Las Vegas has dropped. Dropping to $450,000, the median home price of single family homes sold in Las Vegas is at a 6-month low and matches what the median price was for February of this year.

In addition to a decline in median home price, the total number of homes sold has declined in the past three months, inventory available is on the rise, and time on market has slightly increased.  

The shift from a strong seller’s market to more of a neutral or buyer’s market is likely due to the higher interest rates, inflation, and uncertainty as to what’s going to happen in the coming months.

The median home price for single family homes sold in August 2022 in Las Vegas dropped to $450,000 down from $465,000 in July. Comparing to August of last year (2021), this number is up approximately 11.1% when the median home price was $405,000.

There were 2,002 single family homes sold in August 2022, down from the number of homes sold in July by 3.1%

There was 4 months of inventory on the market to end the month of August, an increase from July by 12.6% and up 293.8% from August of 2021. 

In August, 71.7% of all single-family units sold in 30 days or less in Las Vegas. This number is down from 83.6% in July. The average days on market for single family homes in Las Vegas during August was approximately 18 days, a slight increase from July when the average days on market was approximately 15.

In addition to single family homes, the condo and townhome market also saw a decrease in median price of units sold during August, dropping to $264,900 from $271,800 in July. Comparing to August of last year (2021), this number is up approximately 15.7% when the median price was $229,000.

There were 611 condo and townhouse units sold in August, and to end the month, there were 1,812 units available, with 3 months of inventory on the market. 

In August, 75.3% of all condos and townhomes sold in 30 days or less. This number is down from 83% in July. The average days on market for condo and townhouse units in Las Vegas during August was approximately 18 days, a slight increase from July when the average days on market was approximately 14.

Las Vegas Real Estate Market Update – July 2022

July marked the second consecutive month in a row that the median home price in Las Vegas dropped. We started to see signs of the shift from a strong seller’s market to more of a buyer’s market in June with more inventory coming on the market and the slight dip in median home price. However, July saw more of a significant decline in median home price compared to June and even more inventory coming on the market. 

This shift is likely due to the higher interest rates, inflation and the unknown as to what’s going to happen in the coming months. With this shift in market, buyers now have more options to choose from and negotiating leverage. Whereas sellers may not experience the same multiple offer/over asking/bidding war situations and will need to list at prices that are competitive.

There were 2,066 single family homes sold in July 2022, down from the number of homes sold in June by 22.6%

There was 3.5 months of inventory on the market to end the month of July, an increase from June by 64.8% and up 295.6% from July of 2021. 

In July, 83.6% of all single-family units sold in 30 days or less in Las Vegas.

In addition to single family homes, the condo and townhome market also saw a decrease in median price of units sold as well, dropping to $271,800 from $280,000 in June. Comparing to July of last year (2021), this number is up approximately 21.2% when the median price was $224,250. 

There were 606 condo and townhouse units sold in July, and to end the month, there were 1,618 units available, with 2.7 months of inventory on the market.

In July, 83% of all condos and townhomes sold in 30 days or less.

For the past few years, the Las Vegas real estate market saw continuous rising home prices and home appreciation as well as an inventory shortage. 

During the month of June, a shift occurred and Las Vegas saw a decrease in median home sales price for single family homes and condos and townhomes, and an increase in inventory available. This indicates a slight slowdown in this hot market and a more friendly market for home buyers.

There were 736 condo and townhouse units sold in June, and to end the month, there were 1,340 units available, with 1.8 months of inventory on the market.

Home prices continued to climb during April in the Las Vegas real estate market, with the median price for single family homes rising to another all-time high. While the housing inventory is still limited and remarkably low, the number of units available was up to end the month but is still under a month’s supply. In other words, the Las Vegas real estate market remains hot.

The median home price for single family homes sold in April 2022 in Las Vegas climbed to a new high, reaching $475,000. Comparing to April of last year (2021), this number is up approximately 26.7% when the median home price was $375,000.

January continued the hot streak from last year as the median home price in Las Vegas rose to $435,000 for single-family homes sold. This is up roughly 26% when comparing to January of 2021 when the median home price was $345,000.

Currently in the Las Vegas real estate market, prices continue to climb and inventory continues to decrease. Buyers are continuing to experience bidding wars to land the home they want, and sellers are still experiencing multiple offer situations with homes going very quickly.

Median Housing Prices in Las Vegas – October 2021 Update

There were 3,077 single family homes sold in October 2021, down slightly from the number of homes sold in September by 4.1%. 

Like September, there was 1.1 months of inventory on the market to end the month of October, however there was a slight decrease in the total number of available units coming in at 3,287 compared to 3,463 last month. 

The condo and townhome market saw an increase as well, with the median sale price rising to $236,000 up from $230,000 in September, a 26.5% growth from October 2020.

There were 805 condo and townhouse units sold in October, and to end the month, there were 583 units available, with 0.7 months of inventory on the market.

In October, 79.9% of all single-family homes sold in 30 days or less, and 81.7% of all condos and townhomes sold in 30 days or less.

September proved to be another record setting month for the Las Vegas real estate market! In September, the median price for a single-family home in Las Vegas increased slightly to $406,500, up 0.4% from August. However, it’s still a 20.5% increase from September of 2020.

Median Housing Prices in Las Vegas – September 2021 Update

There were 3,209 single family homes sold in September, closely matching to the number of units sold in August.

Mirroring August, there were more units available to end the month, coming in at 3,463 with 1.1 months of inventory on the market. Although a slight increase in inventory and more choices on the market for buyers, Las Vegas continues to be a seller’s market considering 6 months of inventory suggests a balanced market.

The condo and townhome market saw a slight increase as well, with the median sale price rising to $230,000 up from $229,000 in August, with a 19.7% growth from September 2020.

There were 869 condo and townhouse units sold in September, down slightly from August. To end the month, there were 628 units available, with 0.7 months of inventory on the market.

In September, 83.8% of all single-family homes sold in 30 days or less, and 85.5% of all condos and townhomes sold in 30 days or less.

Breaking the seven month streak, the real estate market in Las Vegas during August 2021 did not see an increase in median home price, although it did remain over the $400k mark. Perhaps a sign that the market may be stabilizing? Only time will tell.

In August, the median price for a single-family home in Las Vegas held at $405,000 from July. However, it’s still a 20.9 % increase from August of last year.

There were 3,210 single family homes sold in August, down 4.2% from July’s 3,352 homes sold. There were more units available to end the month, coming in at 3,256, with 1.0 months of inventory on the market. Another slight increase in inventory, giving buyers a few more choices on the market. Las Vegas continues to be a seller’s market considering 6 months of inventory suggests a balanced market.

The condo and townhome market saw another increase as well, with the median sale price rising to $229,000 up from $224,250 in July, with a 23.8% increase from August 2020.

There were 888 condo and townhouse units sold in August, up 1.7% from July. To end the month, there were 687 units available, with 0.8 months of inventory on the market.

In August, 87.8% of all single-family homes sold in 30 days or less, and 88.1% of all condos and townhomes sold in 30 days or less.

July proved to be another record breaking month for the Las Vegas real estate market, as the median home priced exceeded $400k for the first time in Las Vegas. It also adds to the seven month streak in 2021 with median home prices rising month-over-month.

In July, the median price for a home in Las Vegas increased to $405,000, a 2.5% increase from last month’s price of $395,000, and a 22.7 % increase from July 2020.

While a slight increase in inventory, it remains tight, and Las Vegas continues to be a strong seller’s market considering 6 months of inventory suggests a balanced market.

The condo and townhome market saw another increase as well, with the median sale price climbing to $224,250, up from $216,000 in June, with a 14.4% increase from July of last year.

There were 873 condo and townhouse units sold in Las Vegas during July, down 7.4% from June. To end the month, there were 662 units available with 0.8 months of inventory on the market.

In July, 89.1% of all single-family homes sold were on the market for 30 days or less, and 87.4% of all condos and townhomes sold in 30 days or less.

In June, the median price for a single-family home in Las Vegas increased again to $395,000, a 2.6% increase from last month’s price of $385,000, and a 21.5 % increase from June of last year.

The Las Vegas condo and townhome market continued stay hot as well, with the median sale price of $216,00, up from $205,000 in May, with a 15.4% increase from June of last year.

In May, the median price for a home in Las Vegas was $385,000, a 2.7% increase from last month’s price of $375,000, and a 22.2% increase from May of last year.

There were 3,189 single family homes sold in May, down 9.6% from April, with 2,031 units available to end the month, with 0.6 months of inventory on the market. Considering 6 months of inventory suggests a balanced market, Las Vegas continues to be a strong seller’s market.

The condo and townhome market saw a slight increase as well, with the median sale price at $205,00, up from $202,450 in April, with a 10.8% increase from May of 2020.

There were 911 condo and townhouse units sold in May, down 11% from April. To end the month, there were 529 units available, with 0.6 months of inventory on the market.

In May, homes continued to sell quickly, as 86.9% of all homes sold were on the market for 30 days or less, up from 81.5% in April. Additionally, 80.9% all of the condo and townhomes in Las Vegas sold in 30 days or less.

The median sale price for a home in Las Vegas was $375,000, a 3.3% increase from last month’s price of $363,000, and a 21% increase from April last year.

The condo and townhome market continued to stay hot as well, with the median price ending the month at $202,450, up from $194,000 in March. This also represents a 12.3% increase from April of 2020.

There were 1,024 condo and townhouse units sold in April, up 4.4% from March. To end the month, there were 519 units available, with 0.5 months of inventory on the market.

In March, the real estate market in Las Vegas continued its hot streak. Record selling prices and a shortage of inventory dominated the headlines.

The median sale price for a home in Las Vegas was $363,000, up from last month’s price of $355,000. This broke an all-time price record and reflected a 14% increase from March of last year.

The condo and townhome market stayed hot as well, with the median price ending the month at $194,000. This represented a 5% increase from March of 2020.

An astounding 3,726 single family homes were sold in March. With only 1,772 units available to end the month, there’s only 0.5 months of inventory on the market. That means it’s a very strong seller’s market, as 6 months of inventory suggests a balanced market.

The housing market in Las Vegas is still red hot! In February we saw house prices hit another record high due to an inventory shortage. It’s a strong seller’s market with less than one month of inventory which means now is a great time to sell your home. The market is considered balanced when there is 6 months inventory available. Below 6 months indicates a seller’s market; more than 6 months indicates a buyer’s market.

If you’re buying, you need to be qualified and ready to submit a good offer quickly. You should be prepared for multiple offers and bidding wars. The Las Vegas real estate market continues to bring many out-of-state buyers from California and New York, among other places.

Las Vegas Housing Market Forecast

No one knows for sure what will happen in the future for the market. However, the market has remained hot during the pandemic and shows no signs of slowing. If the inventory of homes on the market in Las Vegas begins to increase, we could see a slowing of record breaking prices.

The Las Vegas condo and townhome market saw 722 units sold at a median price of $197,500, up 12.9% from the prior year. 831 new listings came onto the market at a median price of $195,500. Again, there’s less than 1 month (0.9) of inventory available. If you have a condo to sell, now’s a good time to put it on the market.

February 2021 Real Estate Market Update Summary

No one knows for sure just how long the market will stay hot. It’s not recommended to look too much into housing market forecasts for the future, as there are no guarantees which way the market will go.

However, if you’re a buyer, the current low interest rates make a compelling case for purchasing a home. After all, if rates begin to climb you could be faced with more expensive payments and less ability to buy into a larger, more expensive house. If you’re a seller, now is an amazing time to sell.
